Aug 16 2019 I first met Schuyler Williamson at an Oracle-sponsored property investment workshop. This workshop provided an overview of the market in general, & highlighted specifics about the Austin, TX market where we lived. He also shared some guidance on how to think about investment properties & what to look for. The session was informative & sparked my interest in working with Schuyler & his team at Williamson Group. From first meeting Schuyler in '17, both he & his team were literally as professional, courteous, thoughtful, & helpful as one could possibly hope a realtor to be. For example, he has an excel workbook property calculator that he updates frequently to help a buyer determine if a certain property mathematically makes sense to purchase given your investment profile. He gave that away for free after that workshop. Upon engaging him to sell our Austin house, he first visited our home & did a walk-through of the property. This walk-through included suggestions from him on things to do to ensure we had a quick sale at a fair price (i.e. great pictures, strong house “launch” weekend, furniture, etc.). He then invited us to meet at his Austin office to go over our goals for the sale of our property (i.e. timeline, price, buyer type, etc.). Here's where their team went above & beyond: 1) They hired a photographer to take pictures of our home. Her pics came out beautiful & put our property in the best light possible - highlighting key features of the property like the large backyard, natural lighting inside the home, curb appeal, & got just the right angle to showcase each room in the best light. 2) He then walked our entire neighborhood & knocked on 100+ doors, letting our neighbors know we had a showing coming up the following weekend in case they had any friends/family moving to Austin who might want to live nearby. What he didn't tell us was that he broke his foot a few days before this door-knocking session, so he performed this task in a walking boot. 3) They also posted our house on dozens of listing sites, like Google Base, Trulia, Zillow, Facebook, & others. We had 20+ families come through to look at our house that Saturday. This created an environment that encourages people to submit higher offers quickly due to the perceived demand of the property. We got a few offers that first day, including a cash offer that was less than our listing price, & a full-price offer with financing. 4) Now came negotiations with the buyer(s). The cash offer fell through, but the full-price offer looked promising. That family came to walk the house a few days later & provided feedback to us relayed via Schuyler. Most of their requests were reasonable to accommodate (i.e. painting scuffs on the walls, fixing a sprinkler), but they also requested that we replace the driveway that had cracked & noticeably shifted. 5) Schuyler coached us on options throughout this negotiation. We ended up working w/the Lennar team in Bradshaw Crossing to replace 2 sections of the driveway at their expense. While out of warranty, Lennar did the right thing & replaced it which would have cost us likely $7k-$10k if done at our expense. 6) The sale closed, & the Williamson team gave us some celebratory parting gifts & hugs as we parted ways to move to FL. In summary, there are very few people whose character shines through in the way they do business every day. Schuyler & the team at Williamson Group are in that select group who treat others the way they want to be treated. While never pushy, they made sure to speak up when they had an idea they thought worth mentioning. I would trust this team to sell a TX house in a heartbeat. They’ll make your buying & selling experience as smooth as you could hope for, & help you put your best foot forward when you list your property. Highest compliments to the team - Gracie Edwards, Taylor Wilson, Kristen Williamson, Stephanie Ramsay, Mary Simpson, Sharon Kennedy, Max Leaman, Cory Older, & of course Schuyler.
